A typical honey-do list visit runs $100–$300 depending on the number of tasks and time required. Our seasonal maintenance program is $200–$400 per visit (spring and fall), and includes a property walkthrough plus hands-on work. We give you a clear estimate before we start.
How does your maintenance program work?
We visit twice a year — once in spring (March/April) and once in fall (September/October). Each visit includes a property inspection, seasonal tasks (gutter cleaning, filter replacement, smoke detector testing, etc.), and time to address any issues from your list. You get priority scheduling and a 10% discount on any additional repairs needed.
Can you handle my entire honey-do list in one visit?
Usually, yes. Most honey-do lists take 3–6 hours. We'll review your list ahead of time, make sure we have the right materials on the truck, and knock it all out. If something on the list is bigger than expected (like a rotten sill plate behind the trim), we'll flag it and give you a separate quote for that work.
Do you work on rental properties?
Yes. We work with several landlords and property managers in the St. Louis area. We handle tenant turnover maintenance (paint, patch, clean, repair), ongoing preventive maintenance, and emergency repairs. We coordinate directly with your tenants if needed and send you photos of the work.
What does a property inspection include?
